FAQ'S
Why should I buy a bank owned home with Bryan Stough?
Most real
estate agents do not like to deal with bank owned homes. They
see these homes as excess work and most don’t understand the
process. As a real estate professional, Bryan Stough has sold
numerous bank and HUD owned properties. He even purchased his
home as a HUD property. He knows that as a home buyer you want
to maximize your value.
Is Bryan Stough the exclusive listing agent for the
homes listed on YorkRepos.com?
No.
Bryan Stough is a real estate agent that is a member of the
Realtors association of York and Adams County. All of the
properties found on YorkRepos.com are listed by other companies
and are listed in the
MLS. As a member of the local realtor association, Bryan can show and sell any house listed in the multiple
listing service. This web site is maintained and operated by
Bryan Stough.
Can I do any inspections before I buy a bank repo?
All
inspections must be done before a buyer makes an offer. Most of
the homes listed on YorkRepos.com are offered for sale “as is”.
Usually the sellers are a bank and have no knowledge of
condition. Potential buyers should expect to make improvements
and repairs after purchase.
Will there be any tax or sewer liens?
When buying
a bank owned home, the title will be free and clear of all tax
and sewer liens.
Can I get a mortgage for these homes?
Yes. When
applying for a mortgage for a distressed property, buyer should
disclose to the lender the condition of the home. Bryan does not recommend these homes to people who don’t have the
funds needed to do repairs.
Can I make my offer to purchase contingent on selling my
current home?
No. These
sellers will not accept any contract contingent upon a sale of
another home.
